Until recently the area that’s bordered on the north by the Gulch, on the west by Edgehill, and on the east by 8th Avenue known as the “Gulch View” or “Gulch South” has not received much attention. Predominantly built in the 1970’s, this neighborhood consists of modest single-family brick homes. Based on tax records, many of these homes were originally purchased for around $20,000 and have had a single owner. Although Gulch View is a convenient connector between the Gulch and 12 South, it has not been a very desirable area for current home buyers due to the lack of commercial amenities and new homes. However, with the growth of Nashville’s population and the soaring demand for housing residential infill builders have been scouting new areas for development and what better place than Gulch View surrounded by posh neighborhoods and with amazing views of downtown.
There are already two multi unit developments in the works. On Hawkins Street and 13th Avenue you will find Element in the Gulch described by its marketing team as “a 19 unit, refined, modern row home development.” Base prices will begin at $519,900 for these 3-bedroom, 3.5-bath, 2-car, 2,000 square foot homes. Further south on Archer and 12th Avenue South, Evergreen Real Estate is in phase two of its 49 detached single-family homes known as Archer at 12th. Prices range from mid $500,000’s to high $600,000’s. Each of the three-story homes will have 2-car garages, rooftop terraces, 10-foot ceilings and storefront windows. Both projects plan to take full advantage of the downtown skyline views with rooftop living spaces.
In addition to these larger projects, there are many single-family homes being demolished to make room for a new home throughout the Gulch View. Some owners who purchased their homes for around $20,000 are being offered in excess of $400,000 for their land.
So if you build it who will come? New homes in the Gulch View will range from $550,000 to $850,000 for single family and attached horizontal property regimes. This neighborhood is perfect for those wanting the Gulch lifestyle- close to hip bars and restaurants- without having to sacrifice living space.
