There are many perks of living in downtown Nashville. To start, if you work downtown you may not even have to own a car because there are so many amenities just a walk away. Downtown dwellers can walk to restaurants, bars, art galleries, and stores of all sorts. But residential property downtown is limited and can come with a hefty price tag. Many people do not realize that there are other living options downtown aside from the luxury developments like Viridian and Encore. Less know developments do exist and may be a perfect option for someone with a smaller budget. Bennie Dillon, Art Avenue Lofts and The Kress are three developments in the Avenue of the Arts corridor downtown that are more affordable living options and don’t sacrifice location.
Bennie Dillon: 700 Church Street
This 12-story structure was built in 1927 and is listed on the National Registry of Historic Places. It was originally an office building, but was converted into residential living spaces in 1984 and was completely renovated in 1999. There are 86 units at Bennie Dillon ranging from studios to 2-bedroom units. The development offers loft style floor plans with restored terrazzo and some hardwood floors, high exposed ceilings, and exposed brick. In the renovation, art deco detailing was reused where feasible. The lobby has marble floors and the new windows match the original style. Residents also enjoy reserved parking and a fitness center. In the past year 13 units sold with an average price tag of $193,653. ($262.40 per square foot)
Art Avenue Lofts: 231 5th Ave North
Located on 5th Avenue, “The Avenue of the Arts”, Art Avenue Lofts is a renovated 4-story building with 32 loft style units above retail space currently occupied by an art gallery. The lobby corridor features pieces by different artists and rotates on a consistent basis. This loft development includes 1 to 3 bedroom homes and residents share a rooftop terrace with the neighboring development, The Kress. Very similar to Bennie Dillon, this development also has hardwood floors, exposed brick, and large windows. Four units sold in the past year with an average price of $211,100. ($246.32 per square foot)
The Kress 239 5th Ave N
In 1935 The Kress building started out as an art deco department store and was later developed into a 5-story loft-style condominium development. It is located across from the arcade on 5th Avenue North. Units at The Kress boast 13 to 17 foot ceilings, designer kitchens, open floor plans, and are more spacious than the other two featured developments. At The Kress you can find 1-3 bedroom lofts, but also penthouses. Some units even have private terraces and interior mezzanines. This building was renovated in 2007 and each unit has one indoor parking space. Last year three 2-bedroom units sold for an average price of $368,000. ($233.35 per square foot)
Each of these three developments has been beautifully renovated and restored to original beauty and are all great alternatives to the downtown luxury buildings. They have all the historic charm with modern living amenities for a portion of the price. They may not have magnificent pools or a 24-hour concierge, but they are a priceless piece of Nashville history and you cannot beat the location.
