Housing inventory is low and it is a great time to sell in the Nashville market. A market with low inventory is one in which there are more buyers than homes available to purchase. As a seller this may be an ideal time to list your home for maximum exposure and profit.
If you are thinking about selling, here are the “Top 5 Ways to Boost the Value of Your Home,” according to the latest Consumer Reports (Jan. 29, 2015)
Declutter and depersonalize
Start to pack. You are moving, so clear away any extra clutter and depersonalize the space as much as possible. Put family pictures away and remove children drawings and gym schedules from the refrigerator. Organize your office and closets. Baskets with labels are also a great idea and give the impression of a well maintained home. You may even be able to rent a storage unit or Pod to store extra items away until the move.
Give your kitchen a makeover
Kitchens and bathrooms sell homes and so the kitchen is one on the most important rooms in a home. Make sure that kitchen counters are clear and small appliances are put away and out of sight. Small paint touch ups and a deep cleaning may also be in order.
Spot check bathrooms
Like the kitchen, bathrooms are rooms that buyers tend to focus on so be sure to caulk the tub or re-grout the floor. Clean new towels and fixtures may also help freshen the space. Updating the mirror and lighting are relatively inexpensive but will also make a difference when selling your home.
Touch up paint
Chipped or cracking paint give the impression of deferred maintenance. Start with the front door as that will probably be the first thing a buyer views. You don’t have to undertake the daunting task of painting the entire house so focus on the rooms that need it most. This will save time and money. Brightly colored rooms in the house, for example, are distracting so paint them in whites and off-whites or a neutral palette such as grays and beiges.
Exterior maintenance matters
With outdoor living becoming such an important aspect of a home and a preference for Millennials it is recommended that care and attention be paid to outside space. Rake the leaves, mow the lawn, and trim overgrown bushes. Get the outside of the house power washed and replace cracked siding boards or repoint brick walls. Make sure the room looks well maintained and that gutters are clear of debris.
These five steps will get you well on your way to getting your home ready to sell. They may even add value to your home so do not skip them.
